Nestled in the hills above beautiful Langs Beach, Northland, New Zealand

Langs Beach Estate is a private community of nearly 200 hectares in beautiful Northland, on the ridge above Langs Beach. As a gated community with a restricted number of properties, tranquillity and privacy are assured through a pin controlled access gate at the Southern end of the beach.

We, as Residents on the Estate, are committed to conservation through our native bush regeneration initiatives, pest and weed control measures and care of our QEII covenanted land.

Whilst we each have our own land holdings, we enjoy shared common facilities that bring us together; Lake, Tennis Court, Boatsheds and more.

With the stunning sands of Langs Beach at the end of our private road, and bush clad ridgelines that give us sweeping views of the Pacific Ocean (encompassing Whangarei Heads and the Hen & Chicken Islands) this is a magical place to live or holiday.

Information for residents, visitors and contractors

Information For Contractors

Thanks to all our contractors, tradespeople and service providers – we appreciate you helping to keep our Estate running smoothly.

This section is for you and provides some good reminders:

  • Before you arrive on-site you will need to complete a Health & Safety agreement, download it here. Once complete, please send it to the Langs Beach Estate Residents’ Association Secretary by email (for co-signing and filing). Talk to your Resident contact if you have any questions.
  • Only use the Main Gate accessed off Cove Rd, talk to your Resident contact about password access.
  • Please ensure you adhere to our speed limit of 35km/h, this is extremely important for the safety of our walking residents, children and pets – we share the road with you (no footpaths).
  • The roads on the Estate are private and service the surrounding relevant properties – please avoid unnecessary driving around the Estate roads as there are no public turning areas, particularly for heavy vehicles. Please talk to your Resident contact about how best to manage this if you cannot access/turn around on their property.
  • Please treat our roads on the Estate with care to avoid damage, for example diggers used must only be rubber tracked diggers (not metal), and you (and your contractors) are to do everything possible to avoid damage to the road surface as a result of your work. If damage occurs during construction then you and/or your Resident contact are responsible for any damage or repairs needing to be undertaken.
  • If you are undertaking any major works or building that will impact on other Residents you must ensure that your contact has advised all Residents/Owners of the date, timing and nature of the activity.
  • Please be mindful of limiting disruption, that includes noise and timing of your activity. Specified hours for building works are between 7.30am to 6pm Mon-Fri, 8am to 4pm Sat, and no work at all on Sundays or during public holidays.
  • Please leave the Estate as you found it (prior to your works/activity being undertaken) – you and/or your Resident contact are responsible for any damage or repairs needing to be undertaken on common (or other resident) areas found to be as a result of your works/activity.
  • Ensure you are across, and adhere to, your own (and government) health & safety guidelines and any other relevant regulations.

Information For Visitors

Hello, and thank you for taking an interest in our Estate.

This section is for you and provides some good reminders to ease your visit:

  • As we are a private, gated Estate please note you will not be able to gain access to visit unless you are with a Resident. We don’t allow public walkers through our property.
  • If you are a guest of one of our Residents, please ensure you adhere to our speed limit of 35km/h at all times. This is extremely important for the safety of our walking Residents, children and pets – we share the road with you (no footpaths).
  • The roads are private and service the surrounding relevant properties – please avoid unnecessary driving around the Estate roads for sightseeing, as there are no public turning areas.
  • Note, access via the gate off Lang Rd is restricted only to the immediate Residents it services, not for the general Estate or visitors.
  • If you are a visitor staying with one of our Residents, feel free to share our common area facilities. Your host Resident will guide you on any expectations and courtesy of use.
  • If you are bringing any pets with you, please keep them inside or on a leash outside – we value and protect our wildlife.
  • Please be mindful of limiting disruption to other Residents during your visit – noise travels far on the Estate.

Thinking of Buying?

From time to time Estate properties or land may come on to the market. Whilst we don’t like saying goodbye to any of our friends on the Estate, we do like meeting new people.

If you are considering buying, this section is for you and provides some basic details from our Residents’ Association to supplement information provided by your agent and lawyer:

  • We are a friendly and well run Estate with a conservation approach. If you buy into Langs Beach Estate you can be reassured that we have a good Resident-run Association responsible for managing pests, weeds, and native plantings. This is by no means onerous to Owners, rather it ensures we all benefit from the natural environment surrounding our properties. Your levies help our conservation work and the general running and maintenance of the common areas of the Estate.
  • General access to the Estate for viewing is by invitation only (from a Resident or their representing agent), this protects the privacy of all Residents. But feel free to browse our website Gallery for some pictures provided by our Residents.
  • Access is via the main gate only (off Cove Rd). Note, the gate off Langs Rd is restricted only to the immediate Residents it services and, as the roads are private, please avoid unnecessary driving around the Estate roads for sightseeing – there are no public turning areas.
  • Building and Planning. We have an organised Design Committee with clear guidelines for design/build approval that are generally not onerous to adhere to. Our intention on the Estate is to ensure new builds complement the surrounding natural environment and meet the quality and investment already made on the Estate by other Owners. If you require any further information about the build approval process, you can contact us to request further details from our Design Committee.
  • We would, however, like to be clear that all portable, modular, pre-fab buildings and structures are generally not approved by the Design Committee (and the Estate) and for any that are currently in place – please do not assume they will be retained or act as a benchmark for your approval.
